Calling the Hot City of Las Vegas Home

With more than 6,000 people moving to Las Vegas each month and an average of 72,000 each year, the region is one that is bright with possibilities.  Las Vegas and the surrounding area has enjoyed a job growth of 25.3 percent over the last five years and was named “The Hottest City In America,” by Inc. Magazine in February of 2007. 

With a current population of 1.6 million the area was also ranked number two in the nation for its policy climate for small business and entrepreneurship by the Small Business Survival Committee.  In addition, the area boasts a low cost of living with no personal income tax and  moderate property taxes.  Home values in Las Vegas and the surrounding communities are also moderate with the average price for a condo or townhouse around $200,000, while the median cost of a 1,800 square foot three bedroom home is $315,000.

Las Vegas’ economic forecast is also bright.  According to the Nevada Development Authority, in the past five years, 26,000 jobs have been created, with an economic impact of $5.1 billion.  And while many employers in the region are from the hospitality arena, Las Vegas has welcomed many businesses in high-tech, telecommunications, manufacturing, bio-tech and life science industries.

The dessert area has a pleasant, humidity-free, year round climate of 80 degrees, however summers can get as hot as 100 and winters as cold as 50 degrees Fahrenheit. These moderate temperatures along with an average of 320 days of sunshine make it the perfect place to enjoy a variety of outdoor activities including swimming and boating in the cool waters of lake Mead, or visiting one of our national treasures such as the Grand Canyon, Zion National Park,  the Hoover Dam and Red Rock Canyon.  It is also close to the popular snow skiing destination of Lee Canyon for winter fun.

Las Vegas is also well known for its cultural and entertainment options.  The Vegas strip is home to a plethora of gaming venues and Broadway quality shows.  While the area boasts a variety of cuisine choices from world renowned chefs. 

The area also has seen an influx in educational opportunities.  The Clark County School District is the fifth largest in the nation and has 300,000 public elementary schools and 328 secondary schools.  The region opened 12 new schools in the year 2006 alone.   In addition, Las Vegas offers a variety of housing choices in one of its many master planned communities. These areas provide desirable dwellings incorporated with green space and many community resources, including retail, schools and parks. There are currently 26 of these communities in the greater Las Vegas area with more being developed every year.

Marketing properties in the Las Vegas market comes with a variety of options.  The Tri-City Chambers provides opportunities for agents to list their contact information online or in their paid publication, the Las Vegas Relocation Guide.  In addition, the Las Vegas Sun and Las Vegas Review Journal have a joint online listing service called lasvegasnewspapers.com.  Furthermore, the Las Vegas Tribune is another source of Newspaper advertising available to agents. 

Las Vegas offers something special for visitors and residents alike.  A wonderful place to plan a vacation, most residents would also agree that it is an excellent place to call home as well.
